NestPro Realty in San Diego came to me with a problem most independent realtors will recognize. They were spending nine thousand dollars a month on Zillow Premier Agent leads and complaining about closing rates around 1 to 2 percent. Three audit findings:

The realtor SEO strategy
Step 1: GBP rebuild and category alignment
Primary category: Real estate agent. Secondaries: “Real estate agency,” “Real estate consultant,” “Buyer's agent.” Service area expanded to 8 specific San Diego neighborhoods (La Jolla, North Park, South Park, Hillcrest, Pacific Beach, Mission Hills, Encinitas, Carlsbad).
Added every service entry: buyer representation, seller representation, first-time homebuyer consultation, investment property analysis, relocation services, luxury property sales. Each entry had a description and price range.
Step 2: Neighborhood landing pages
This was the biggest content lift and the highest-ROI move. We built 8 neighborhood landing pages, one per target area. Each page was 1,800 to 2,400 words, with:
- Neighborhood overview, demographics, vibe, school district info.
- Current market stats (median price, days on market, year-over-year trend).
- 3 to 5 featured active listings in that neighborhood (auto-updated from MLS feed).
- 2 to 3 recently sold case studies with anonymized client quotes.
- An embedded Google Map showing area boundaries.
- RealEstateAgent schema with
areaServedset to that specific neighborhood. - FAQ block covering “Is [neighborhood] a good place to live,” commute times, school ratings, market direction.
Step 3: Buyer and seller resource hub
We built a 22-piece content cluster around buyer-journey and seller-journey queries: “first-time homebuyer San Diego,” “what is escrow in California,” “San Diego property tax explained,” “closing costs in San Diego.” Each piece linked back to the relevant neighborhood pages and to a free buyer-guide PDF download (lead magnet).
Step 4: Reviews tied to specific transactions
Post-closing review request fired 7 days after every transaction closed. Scripts asked clients to mention the neighborhood, whether they were buying or selling, and what made the experience helpful. Over 6 months, NestPro gained 38 new Google reviews with around 85 percent naming a specific neighborhood and transaction type.
Step 5: Local link earning
Three earned-link wins drove disproportionate authority: a guest market commentary on a regional housing-news site, a Chamber of Commerce member page, and a partnership with two local title companies that listed NestPro on their referrals page.
